Marketing your property

  • Inspect property and provide an up to date rental assessment
  • Recommend any improvements to the property that may attract a quality tenant
  • Advertise property
  • Contacting and informing relocation agents of your property
  • Conducting open for inspections and organising private viewings





Tenant selection & documentation

  • Process completed tenancy application forms and reference check
  • Discuss selection of the tenant with the owner
  • Negotiate rental and lease terms with prospective tenants
  • Inform new tenant of obligations under the tenancy agreement
  • Preparation of lease, including any special conditions (as required)
  • Preparation of Condition Report along with photos
  • Obtain first month's rent and bond
  • Lodgement of Bond with the residential tenancies bond authority (RTBA)





Ongoing management of your property

  • Collect monthly rental and provide monthly statement/ tax invoice
  • Electronically deposit funds into nominated bank account
  • Pay regular outgoings as advised by owner (must not exceed monthly rental)
  • Organise maintenance and quotes using qualified trades people
  • Conduct regular routine inspections of the property
  • Negotiate lease renewals and rent increases with existing tenants
  • Monitor rental arrears
  • At the conclusion of a tenancy organise and conduct the final inspection
  • Completion of Bond Claim form and disbursing of bond monies
  • Provide an end of financial year statement
