Marketing your property
- Inspect property and provide an up to date rental assessment
- Recommend any improvements to the property that may attract a quality tenant
- Advertise property
- Contacting and informing relocation agents of your property
- Conducting open for inspections and organising private viewings
Tenant selection & documentation
- Process completed tenancy application forms and reference check
- Discuss selection of the tenant with the owner
- Negotiate rental and lease terms with prospective tenants
- Inform new tenant of obligations under the tenancy agreement
- Preparation of lease, including any special conditions (as required)
- Preparation of Condition Report along with photos
- Obtain first month's rent and bond
- Lodgement of Bond with the residential tenancies bond authority (RTBA)
Ongoing management of your property
- Collect monthly rental and provide monthly statement/ tax invoice
- Electronically deposit funds into nominated bank account
- Pay regular outgoings as advised by owner (must not exceed monthly rental)
- Organise maintenance and quotes using qualified trades people
- Conduct regular routine inspections of the property
- Negotiate lease renewals and rent increases with existing tenants
- Monitor rental arrears
- At the conclusion of a tenancy organise and conduct the final inspection
- Completion of Bond Claim form and disbursing of bond monies
- Provide an end of financial year statement
